Pick with purpose

Stay close. Geography still matters. Start in the same neighborhood.

Stay current. The last 90 days tell the most honest story.

Stay similar. Style, size, and condition matter more than square footage alone.
Each comp should have a reason to exist. If you can’t explain why it made the cut in one sentence, drop it.
Think of your CMA like a playlist, too many songs and nobody hears the rhythm.
Keep the visuals tight. A few clean charts, photos side by side, maybe a simple graph. The goal isn’t to show data; it’s to make sense of it.
