Less Data, More Clarity

Agents love numbers. Sellers love simplicity.
If your CMA reads like a spreadsheet explosion, you’re working too hard.

The biggest mistake agents make? Too many comps.
In a survey of CMA best practices real estate agents used an average minimum of five comps.  The maximum was 11.

Pick with purpose

  • Stay close. Geography still matters. Start in the same neighborhood.

  • Stay current. The last 90 days tell the most honest story.

  • Stay similar. Style, size, and condition matter more than square footage alone.

Each comp should have a reason to exist. If you can’t explain why it made the cut in one sentence, drop it.
 Think of your CMA like a playlist, too many songs and nobody hears the rhythm.

Keep the visuals tight. A few clean charts, photos side by side, maybe a simple graph. The goal isn’t to show data; it’s to make sense of it.
